Sustainable Development department's on-line Land Development application process (LDA)

This on-line application replaces previous methods of applying for the following types of Land Development in the City of Edmonton. A single Land Development application (LDA) may include one or more of these components.
 
      1.  Subdivision:  subdivide one or more parcels within the city
      2.  Rezoning:  change the current zoning of one or more parcels
      3.  Neighbourhood Structure Plan:  create or amend an NSP
      4.  Area Structure Plan:  create or amend an ASP
      5.  Road Closure:  close a portion of roadway
 
Accounts:  Applicants are required to register for an account (logon) using the Register for an Account link on the left. You must have a valid email address to register for an account (only one applicant per email address). Once you have an account, you will be able to apply for the Land Development components listed above and monitor the progress of your applications on-line.
 
Inquiries:  Before applying for an LDA, you are strongly advised to consult a City of Edmonton planner to initiate a Land Development Inquiry (LDI). If your application will be complex, involving several of the components listed above, the planner can help you work through the details and requirements.
 
Plans:  To complete an LDA, you must attach a digital copy of your tentative plan (T-Plan) for each LDA component. Any other documents required to support your application can also be uploaded on-line. Accepted file types are: .dwg, .dgn, .rtf, .rml, .tif, .doc, .pdf, .gif, .jpeg, .jpg
 
Fees:  Once you submit your application, and after it has been accepted for processing by a City of Edmonton planner, the relevant fees will be charged. The fees are calculated for your application based on the information you have submitted. You can pay these fees by clicking the Outstanding Fees link on the left of this page. Only payments by Visa or MasterCard are accepted online. Checks can be made payable to the City of Edmonton. For credit card payments made by phone, please call 780 442 5396. You may return to this website at any time to pay fees, but processing of your application will not begin until the fees have been paid.
 
Please Note: Effective November 1, 2012 the Subdivision and Development Regulation (Alberta Regulation 160/2012) has changed. The changes relate to the Subdivision and Development requirements around abandoned well sites. The newly added provisions means there is consequent change to our business practices.
 
In order to ensure that our approval process is in compliance with the Provincial regulations, all new Subdivision and Development Permit applications must include the City of Edmonton's standardized Abandoned Wells Confirmation Form.
 
Since the ERCB Directive 079 applies to all abandoned wells licensed by the ERCB, the submission of the Abandoned Wells Confirmation Form does not depend on the production history (e.g., produced, non-produced, test well, etc.) or the environmental conditions around the well (e.g., reclaimed, remediated, recexempt, etc.).
